Raben Group opens newest warehouse at CTPark Warsaw West

CTP, Europe's largest listed developer, owner, and manager of industrial and logistics properties by gross lettable area (GLA), has welcomed Raben Group to its latest warehouse and shipping centre, which the company has just moved into at the CTPark Warsaw West complex in Poland. 15 metres of usable height, over 150 km of underfloor heating pipes and 20 percent more space for high-bay racks compared to reference halls or specially designated zones with temperature control are just some of the features of this new facility. 

Raben Group has occupied two buildings with a total area of 110,000 sqm in the CTP production and logistics complex, located in Wiskitki - right next to the A2 motorway junction and near the planned Central Transport Port. At the beginning of October, halls WARW02 and WARW05 were granted occupancy permits. Now one of Poland's largest logistics companies has started contract logistics services in them, including warehouse operations supplemented with value-added services, including co-packing.

The project itself was extremely demanding - not only because of its scale, but also because of the technological challenges we have set for our partners. A hall with a usable height of 15 metres with advanced temperature and humidity control systems, underfloor heating in the warehouse (for the first time on such a scale in Poland) and, above all, meeting strict fire protection requirements were just some of them. We received two halls with a total area of over 110,000 sqm, 60,000 sqm of which is dedicated to Very Narrow Aisle (VNA) trucks. This is a huge success for the whole team and a significant step in the development of both Raben Group and our customers. The buildings for Raben Group, which account for nearly 40 percent of the target floor area of the entire CTPark Warsaw West, were constructed based on strict technical criteria and solutions rarely found on the market. They were built in the BTS (Build to Suit) system. 54 per cent of the warehouse space was adapted for VNA trucks capable of operating in narrow aisles. This allowed optimum use to be made of the warehouse space. An underfloor heating system was installed in the building, whose installation consists of as many as 150 km of pipes – the same distance as between Gdańsk and Bydgoszcz. Infrastructure was also installed to provide more than 7 megawatts (MW) of electrical power to power the equipment and separate zones with different temperatures.

"We often cooperate with companies in the third-party logistics (3PL) sector - they account for more than 40 per cent of all our tenants in Poland. We also have a long history of cooperation with Raben Group. CTPark Warsaw West is the 13th business park in the CEE region from CTP where Raben will launch its logistics services. However, this project stands out both in terms of its size and the level of technology used. We have created a tailor-made warehouse and logistics infrastructure, which will be an important support for Raben Group's daily business activities. CTPark Warsaw West is one of five CTP developments in the Warsaw agglomeration currently under construction. This year, the company has also purchased additional land for new development projects - CTPark Warsaw Janki and CTPark Warsaw Nowy Konik are planned.
